What we handle at the Master’s Office
CTLL handles lodgment and follow-up for deceased estates, trusts and Liquidation & Distribution (L&D) accounts at the Master’s Office in Cape Town. We manage queueing, standard parking and physical lodgment of your prepared documents, as well as scheduled follow-ups where needed.
Inclusions: one standard lodgment per run (for an estate, trust or L&D account), queue time, standard parking, and a stamped coversheet uploaded to your CTLL Portal once completed.
Turnaround: standard next-business-day completion for instructions received before the daily cut-off time, subject to Master’s Office operating conditions.
Limitations: currently focused on the Cape Town Master’s Office only and limited to prepared, compliant documents – we do not draft or correct legal content.

Lodgment and execution support
CTLL manages Deeds Office lodgments and execution for property transfers and bond matters within our Cape Town corridor. We handle submission of your prepared deeds packs to the Cape Town Deeds Office and coordinate execution in line with your firm’s instructions.
Inclusions: one standard deeds lodgment or execution attendance per run, queue time, standard parking and upload of relevant proof (such as lodgment receipts or execution confirmation) to your CTLL Portal.
Turnaround: standard runs are normally completed on the instructed day for matters received before the daily cut-off time, subject to Deeds Office queues and operating hours.
Limitations: focused on the Cape Town Deeds Office and on prepared, ready-to-lodge documents; we do not check drafting, rates figures or transfer duty forms for compliance.

When to request an urgent express run
Urgent / Same-Day Express Runs are designed for time-sensitive filings and uplifts where missing a cut-off could prejudice your client – for example, issuing process close to prescription, complying with a court direction by a fixed time, or uplifting an urgent order for service.
Inclusions: priority scheduling ahead of standard runs, one urgent filing or uplift per run, queueing, standard parking and rapid upload of proof (stamped coversheets or orders) to your CTLL Portal as soon as available.
Turnaround: same-day completion for instructions accepted before the published urgent cut-off time, subject to court hours and file availability. Requests after cut-off may be quoted as special trips where feasible.
Limitations: limited to our Cape Town Southern Suburbs to CBD corridor and dependent on slot availability. Complex multi-stop instructions may require custom quotation.

How Associate Plan coverage works
The Associate Plan retainer includes a set number of standard runs each month that you can use across Master’s Office, Deeds Office, High Court, Magistrates’ Court, Sheriff and municipal services within our coverage area. Additional standard runs are billed at a fixed per-run rate, so your firm can predict costs with confidence.
Urgent / Same-Day Express Runs and complex multi-stop instructions fall outside the standard allowance but can be added on at transparent, published rates or by special quotation for high-volume firms.

Deceased estate example
1. You upload a new estate instruction in the CTLL Portal with the Master’s Office reference and required documents.
2. CTLL completes a Master’s Office lodgment run and uploads the stamped coversheets to your Portal the same day or next business day (depending on cut-off).
3. Where needed, you book follow-up / status check runs through the Portal so we can confirm progress, note queries and deliver any requested supporting documents.
Property transfer example
1. Your conveyancing team logs a Deeds Office lodgment instruction (and, where relevant, a municipal clearance certificate run) in the CTLL Portal.
2. CTLL attends to the municipal clearance run within coverage, then submits the deeds pack to the Deeds Office and uploads lodgment proof to your Portal.
3. If execution attendances or additional document deliveries are required, you simply add new CTLL runs to the same matter so the full trail is visible in one place.
